Tenants have full access to the dry, well-lit basement with laundry hookups or included laundry appliances. Both units have refrigerator, stove, microwave. Upper also has a dishwasher. It is located in the safest part of Kenmore in the southeast corner, straddling Irving Terrace and Deerhurst Park, with Charles Lindbergh Elementary behind it with several acres of greenery and brand new pickle ball courts directly behind the back yard. Crosby field is steps away.  The quaint village strip, which offers both nightlife and daytime activities, is about a 5-minute drive down Nassau ave on Delaware, with bars, restaurants King Condrell’s ice cream, and Spot Coffee's victorian themed location with the iconic Piano Gazebo and more.  Kenmore is known as "Buffalo's first suburb."  Quaint but ample village Amenities include a library, local police station, Mercy Hospital, village town hall and local government whose employees are quite responsive to all residents.

On a personal note: 275 Nassau is where I (the landlord) lived from May 2014-Nov 2018. It’s here I started my career, bought my first property, met my soon-to-be-wife and mother of my child, and became great friends with the lower and surrounding neighbors. I awoke Saturday mornings to the idyllic sounds of any quiet neighborhood and watched the sunrise from my kitchen window. I walked the neighborhoodevery day for over 3 years saying hello to others and never seeing any negative activity. I would take my bike to the rails-to-trails Tonawanda Bike Path. I’ll always have a soft spot for this apartment.
