  • Well-lit basement offers storage but there may be water in spots during very heavy rains, quickly gets pumped out via sump pump and commercial-sized dehumidifier.

 

Parking

  • A Note on Parking: The driveway here is SHARED by upper/lower neighbors (100 foot length) and has a 2-car garage (built 2013), but only with a single-car door on the front. It is currently used for lower tenant's storage (2023).  Previous lower tenant in (2018) parked his convertible inside it and shut the door, so it can be used as a traditional garage.  I plan on creating a single space parallel to the rear of the driveway to allow for easier cooperation/coexistence.  Thankfully, Kenmore allows on-street parking from April 6th to November 6th, but in the five months from Nov to April, we REQUIRE COOPERATION at 273 Nassau, or the person on the street can be ticketed for $25.
  • ON-STREET parking is available from April-Nov, and you have to switch sides 7PM Tuesday to 7AM Sunday. 
  • In 2023, Kenmore allowed On-street until Dec 1 for some reason.

  • house was built in 1932, simple, warm, wood frame house with built in mail carrier-cubbies, mantle and feaux fireplaces, glass doorknobs, laundry chutes, doorbells and other old familiar charms.
  • The ranch next door has a decent yard and its low roof allows views from second floor looking West show Crosby field and has a nice breeze / sunlight through dining room window

A Personal Note: 275 Nassau Upper (next door), is where I (the landlord) lived from May 2014-Nov 2018. It’s where I started my career, bought my first house, met my soon-to-be-wife and mother of my child, and became great friends with the lower and surrounding neighbors. I awoke Saturday mornings to the idyllic sounds of any quiet neighborhood and watched the sunrise from my kitchen window. I walked the neighborhoodevery day for over 3 years saying hello to others and never seeing any negative activity. I would take my bike to the rails-to-trails Tonawanda Bike Path. I’ll always have a soft spot for this apartment.
